Under the lamp, the mould was on the walls, the ceilings, the curtains and the floor. Beside the balcony the wall read 999. And the source of the smell that greeted every visitor was a piece of joinery by the front door.
MONT KIARA, Kuala Lumpur. The couple had a deadline that does not move. A baby was on the way, the flat had a musty smell nobody could place, and the family dog had developed a skin irritation that would not clear. On Saturday, 13 June 2026, the husband, whom we will call Mr. Lau, asked Cleanaholics to inspect the whole unit before the nursery was set up.
He expected to be told about a damp patch. What the inspection found was a home where the mould was everywhere the lamp pointed, and a smell with a very specific address.
Under 365-nanometre ultraviolet light, biological matter that is invisible in daylight fluoresces. In this unit it fluoresced across the walls, in blooms and dense speckling. It fluoresced on the ceilings, concentrated at the junctions where wall meets ceiling. It fluoresced along the floors. And, unusually, it fluoresced in the curtains, the soft furnishings that hold both moisture and odour and are the last thing anyone thinks to test.




The two worst points were not where the family had been looking. One was the store room with its attached toilet, a room used for storage and rarely aired, severely damp, heavily contaminated, with a water-affected toilet behind it. The other was the entrance shoe rack.
Every visitor to the flat had noticed the smell at the front door and assumed it belonged to the whole home. It did not. The enclosed shoe rack by the entrance was, in the inspector's words, an engineering humidity trap: a closed box, on an exterior wall, holding damp shoes in a climate that never lets them dry, with no airflow through it. It had become a small, private mould reactor, and every time the door opened it breathed into the hallway.

Humidity across the unit told the same story in numbers. With the air-conditioning running it sat around 45 per cent, respectable. Without it, the report noted, the flat typically ran at 60 to 70 per cent, comfortably inside the band that lets mould thrive. In a home where the air-conditioning is off for most of the day, that second figure is the one that matters.
Then the moisture meter went to the living-room wall nearest the balcony, the most likely point for water to be entering from outside. The first reading was 845 on a scale that ends at 999. The second point read 999.


Both points were at the very top of the scale, which indicates active moisture coming in at the balcony rather than humidity alone. The report was blunt about the consequence: until the balcony and the affected wall are waterproofed and the source of water sealed, the moisture will keep feeding growth in that area no matter what is done to the surface.

A newborn breathes far faster than an adult, spends most of the day at floor and cot level where settled spores and dust concentrate, and has lungs, skin and an immune system that are still being built. An expectant mother is more sensitive to poor indoor air than she was a year earlier. The World Health Organization links damp, mouldy indoor environments with persistent coughs, blocked noses, wheeze and allergic sensitisation, and the report said so, while making no diagnosis of anyone. The dog's skin, for what it is worth, was the first member of the household to file a complaint.
The recommendation was a whole-home programme rather than spot cleaning, because the lamp had shown the contamination was not in one spot and was being carried as fine dust: an intensive first week with the home unoccupied, the contents categorised and itemised, every area steam-cleaned and then treated with antimicrobial and antifungal fogging and misting, the shoe rack and the store room dealt with first, and the result verified with air-quality readings before the family moved back in. After that, a single maintenance day each month to keep it that way through the pregnancy and the first year. And separately, the balcony to be waterproofed, because no coating survives a wall reading 999.
The nursery is usually the last room a couple finishes and the first room they worry about. This inspection suggests the order should be reversed. The air a baby will breathe is decided by the whole home, by the curtains, the shoe rack by the door, the wall behind the sofa, and by whether water is coming in somewhere nobody has measured. Two hours with a lamp and a meter, a few months before the due date, is the cheapest thing on the list.
