A house that looked finished, and was not.

A family home in the Klang Valley, treated before a single box was moved in. Three bedrooms and their toilets, nineteen days, remediated and rebuilt to an international standard. This is the full photographic record.

The property and the brief

Bought beautiful. Carrying a hidden problem.

The house was new to the family and still empty. Behind the feature wallpaper, in the cornices, on several window frames, across the toilet ceilings and inside the air-conditioning, mould had taken hold.

The walls read damp. Indoor humidity sat above the level at which mould thrives. The air itself was sound. The moisture and the mould were not.

Because the house was still empty, this was the moment to treat it once and thoroughly, before a single box was moved in. Work followed IICRC S520, the international standard, whose aim is not a sterile building but a return to Condition 1, a normal fungal ecology consistent with the outdoor environment.

What was found

The problem was never on the surface.

Mould was present behind wall coverings, in the cornices, on window frames, across the toilet ceilings, and within all three air-conditioning units. The wallpaper had been holding moisture against the wall.

Containment

Sealed before anything was disturbed.

Every room was worked inside sealed containment, under a negative-air machine running throughout, with professional HEPA filtration. Disturbing mould without containment spreads it.

The treatment

Removed, not painted over.

Two treatment depths were used: the maid's and second bedrooms at core level, the master bedroom by the hybrid method. Contamination was physically removed, then treated surfaces received a protective anti-fungal and anti-microbial finish and were moisture-proofed.

Rebuild

Ceilings, lighting, ventilation, finishes.

Compromised ceilings and lighting were replaced, all three air-conditioning units remediated, the ventilation renewed, and every surface finished.

Verification

It is done when it is measured.

Settle plates were placed to record the room air on site, labelled by room and by date. Surface swabs were taken before treatment on 8 July and again after completion on 24 July, under chain of custody, for laboratory comparison with Universiti Kebangsaan Malaysia.

On completion

Handed back clean.

Nineteen working days across four weeks. A written progress report was issued every day, a fifty-seven page project record on completion, and a signed handover.

The record so far

The remediation, coating and finishing are complete, delivered within the agreed timeline. The rooms were treated to return them to Condition 1.

The home carries a written warranty: five years on the two core rooms, two years on the master bedroom, with a yearly follow-up visit.

Before-and-after laboratory swabs have been taken and are with the laboratory. The comparison will be issued as a signed addendum when released, and this page will be updated to carry it. We are not claiming a laboratory result before we hold one.
