A family home in the Klang Valley, treated before a single box was moved in. Remediated and rebuilt by one in-house team, in one controlled sequence, with laboratory sampling before and after the work.

A Wellness Home, not just a clean-up.

For this private residence in Kuala Lumpur we did not simply remove mould. We built a Wellness Home: a home engineered so the air and the surfaces the family lives against are clean at the structure, and then proven by an independent university laboratory rather than taken on trust. Fitted as standard:

  • Structural detailing that keeps damp, condensation and mould out of the building from day one
  • Safe Door®, Malaysia’s first health-grade anti-mould cabinet doors
  • Long-acting antimicrobial protection on the zones the family touches every day
  • Formaldehyde, VOC, particulate and humidity readings against the national IAQ standard

The property and the brief

Bought beautiful. Carrying a hidden problem.

The house was new to the family and still empty. Behind the feature wallpaper, in the cornices and inside the air-conditioning, mould had taken hold. Treated once, thoroughly, before a single box arrived.

Removed, not painted over.

The contamination was physically removed inside containment, then the exposed structure received penetrant antifungal treatment, antimicrobial coating and sequential protective coats, and the ceilings, lighting and ventilation were renewed.

The protocol

Eleven stages. Every one checked.

Every Cleanaholics remediation follows the same eleven-stage sequence, carried out entirely in-house by one team, remediation first, rebuild second. The DOSH Industry Code of Practice on Indoor Air Quality 2010 and the DOSH Guidelines on Control of Molds Contamination and Remediation 2019 are our working targets throughout.

  1. Mycological sampling and laboratory identification. Site swab collection by our UKM research collaboration for genomic (DNA) identification of the fungal agents, with parallel in-house culture screening.
  2. Containment engineering. Sealed containment envelopes with negative differential pressure, HEPA-filtered air scrubbing and controlled exhaust, isolating each work zone from the occupied envelope.
  3. Controlled strip-out. Sectioned removal of contaminated porous substrates inside containment, bagged and removed under filtration to prevent cross-contamination.
  4. Intramural contamination survey. Instrument mapping of moisture migration and spore spread within the exposed wall fabric, defining the true treatment boundary.
  5. Substrate preparation. Controlled mechanical abrasion of the affected substrate to sound material, within containment.
  6. Penetrant antifungal treatment. First-stage treatment of the exposed structure, dwell-time controlled to specification.
  7. Antimicrobial coating stage. Applied over the treated substrate in a controlled cycle.
  8. Sequential protective coats. Further coating cycles in a proprietary sequence, each cure-time governed before the next is applied.
  9. Amended skim regime. Skim coats amended with our anti-mould formulation, applied to the treated substrate.
  10. Psychrometric dry-down and verification. Dehumidification and directed airflow, with substrate moisture content verified against calibrated instrumentation before closure.
  11. Wellness reinstatement. Low-VOC final coating system, reinstatement of finishes, and treatment of every incoming material before installation.

Each stage is hold-point controlled: work does not proceed to the next stage until the previous one passes its check. Product identities, formulations and sequence parameters are proprietary to Cleanaholics.

The laboratory result

Named to the species, by DNA.

The swabs went to Universiti Kebangsaan Malaysia for independent analysis. Across the five areas sampled, the laboratory recovered eighteen fungal isolates, with growth in every one. Two representative isolates were DNA-sequenced and matched against the NCBI GenBank reference database at 100% identity. This is the discipline no one else in Malaysia practises: not “there is mould”, but exactly which mould.

The report records that A. versicolor is a damp-building mould associated with mucous-membrane irritation, asthma exacerbation and allergic fungal rhinosinusitis; and that A. micronesiensis can worsen respiratory-tract irritation. It identifies potential exposure and, in the laboratory’s own words, is not a medical diagnosis.

This was never for today.
