In Section 9, Shah Alam, a house had been renovated twice. Behind the living-room air-conditioner the wall read 18 degrees against 33.

Thirty years old, refreshed twice, never replumbed. The thermal camera found a fourteen-degree cold trail behind the living-room air-conditioner in the first hour, the daughter's cornice was black to the naked eye, and the roof-void hatch glowed edge to edge under the lamp. Then the report listed everything it refused to claim.

SECTION 9, SHAH ALAM. The house is about thirty years old, a double-storey semi-detached bought subsale and renovated twice since. Both renovations refreshed the finishes. Neither touched the original 1990s plumbing running through the walls and the ceiling void. On Tuesday, 9 June 2026, at five to eleven in the morning, a Cleanaholics Senior Hygiene Inspector began a walkthrough for the family, whom we will call the Rashids, that would produce sixty-eight photographs, forty-eight thermal frames and four air readings. The single most telling frame came within the first hour, in the living room.

Fourteen degrees behind the air-conditioner

The owner had already noticed it himself: condensation on the wall around the living-room air-conditioning unit, and a suspicion about the contractor's pipework. The thermal camera turned his suspicion into a number. Against a wall reading 32 to 34 degrees, a cold plume snaked diagonally from the unit body across the plaster and along the outlet trunking, down to 18.1 degrees at its coldest. Fourteen degrees of difference on an interior wall is not shading and not air temperature. It is water, inside the finish, cooling the surface as it evaporates.

Every hour the unit ran, the report noted, it was delivering moisture onto a finished plaster surface. Over the thirty-year life of the building, small recurrent inputs of that kind compound into the condition the rest of the inspection found.

The air was fine. That was not the point.

Four air readings across the property told a steady story: carbon dioxide between 604 and 721 parts per million, well ventilated; fine and coarse dust within the ordinary range for a tropical home; formaldehyde low everywhere except one room. Relative humidity sat between 60 and 68 per cent, at and above the upper edge of the band the standards recommend, which in this climate is the normal resting state of a house with the air-conditioning off.

The indoor air-quality figures alone do not exceed regulatory action limits. The case for remediation is not made on these numbers; it is made on the visible colonisation, the thermal cold-spot evidence, the ultraviolet-survey patterns and the underlying moisture condition of the building.From the report, 9 June 2026

Room by room

The study, which shares the living room's air, showed established colonisation under the 365-nanometre lamp across its cornice joints, wall surfaces and window reveals, with a crystalline efflorescence inside one reveal joint, the mineral crust water leaves when it has passed through masonry. Standard light did not yet show it on every wall; the substrate had started the condition and the finish had not failed everywhere.

The master bedroom read cooler across its whole wall field on every thermal angle, several degrees below what unaffected plaster of that age should show, the signature of moisture distributed through the room rather than a single leak. Under the lamp: residue on the mirror edge, three rounded patches on the wardrobe wall, a vertical efflorescence column rising from the skirting, a fluorescent water trail descending from the ceiling exhaust vent, and a wavy line along the cornice. In ordinary light, a failed earlier repair, paint and wallpaper lifting over a re-skimmed patch. The family had replaced the bedroom air-conditioner some time before; the musty air had persisted with the new unit running. The report's reading was that the reservoir was in the wall cavity, not the machine.

The daughter's bedroom was the priority. Along the converging cornice joints at the entrance to her ensuite, mature black-grey colonisation was visible to the naked eye, with yellow-brown water-tracking on the ceiling that originated at an upper architectural corner near a window-frame head. The thermal camera placed a cold stripe descending the wall from exactly that cornice. This room also recorded the highest formaldehyde and volatile-compound readings of the four, low against the standards but distinct from the rest of the house. Under the lamp its window frame was coated in a puddle-and-river pattern of efflorescence, and the door frame carried a dramatic descending water track from the cornice.

The wall is cold because it is wet, and the cornice is colonised because the substrate is wet enough to sustain the colonisation. The cornice is downstream evidence, not the source.From the report, 9 June 2026

The source was above the ceiling

Two findings placed the moisture supply outside any single room. On the outside of the house, a white-painted column beside the ceiling soffit carried patchy black colonisation in ordinary daylight: the building's envelope was shedding growth on its external face, which means the moisture had been sustained long enough to travel through the wall mass and out the other side. Remediation that treated only the inside would leave a living reservoir on the outside.

And in the ceiling, the access panel to the roof void, photographed under the lamp, fluoresced densely across its entire face. The void above it is unventilated, sheltered from sun and warmed by the roof, an environment that holds moisture and sustains growth once any water source is established. A panel that densely colonised, the report concluded, meant the void condition had been present long enough and wet enough to track through the panel from above. Getting into that void to find and repair the leak path was written into the core programme as the step everything else depends on.

What the report refused to claim

This report carried a page most do not: a list of what it does not say. No fungal species is identified from visual inspection; where it describes appearance, it says "consistent with" a group, never a name. No clinical diagnosis is offered for any occupant; a member of the household had been unwell with a respiratory condition, and the report recorded that as context, framed the link to damp housing in the World Health Organization's language of association rather than cause, and referred every clinical question to the family's physician. It made no claim of illness from inhaled mould toxins, recommended no urine or blood testing for mould, and declined the popular phrase "toxic black mould" as a diagnosis, treating black-grey growth as an environmental finding and an indicator of wet substrate, nothing more.

Why the boundary matters. The house had real, visible, instrumented problems. The report did not need to inflate them, and a reader can check every claim against the frame it came from. That restraint is what makes the rest of the document worth believing.

Three programmes were set out, per room or as a bundle: a one-day whole-house airborne treatment, a one-month surface coating and sterilisation programme, and a forty-five-working-day core programme that replaces the affected substrate, reinstates anti-mould finishes, rectifies the living-room condensate fault and enters the roof void to find the source. The choice was left to the family, with the inspector's reasoning for each on the page.

What it means for anyone in a house of this age

The Klang Valley is full of thirty-year-old homes that have been renovated twice and replumbed never. Each refresh makes the walls look newer while the pipes behind them age another decade. In this house the finishes had been redone, the air-conditioner replaced, the repairs re-skimmed, and the smell had outlasted all of it, because none of those things reached the water. The thermal camera found it in the first hour. The roof hatch showed where it was coming from.
