No leak, no damp, healthy humidity and two air purifiers running. The inspector ruled out every usual suspect, then switched off the lights. Under ultraviolet, the tiled floor fluoresced in circular blooms from the grout lines out.
CHAN SOW LIN, Kuala Lumpur. For two or three weeks the apartment had smelt of damp clothes. There was no leak anyone could find, no stain, no visible patch of anything. The owner, whom we will call Ms. Lee, had bought air purifiers and run them constantly. The smell stayed. On Tuesday, 15 September 2026, she asked Cleanaholics to find where it was coming from.
Most musty-smell inspections end at a wall or a ceiling. This one ended at the floor.
A good inspection rules things out before it rules anything in. The inspector began with the two usual suspects. The thermal camera went to the living-room ceiling and the balcony, where the owner remembered old leaks that had since been repaired. Both imaged as dry. The ceiling showed a faint cooler band, around 28 degrees against 31, the footprint of the old repair and worth keeping an eye on, but there was no sign of water coming in anywhere.


Then the air. With the unit closed as found, the monitor read 57 per cent relative humidity, squarely in the healthy 50 to 60 band and, as the report noted, genuinely well controlled compared with the 70 to 80 per cent the inspector sees in many Klang Valley units. Formaldehyde and volatile compounds were low. Carbon dioxide was mildly high at 994 ppm, which is what a sealed flat does. Dust particulates sat a little above the stricter guideline, consistent with some clutter. Nothing in the air explained a smell.

Then the lights went off and the 365-nanometre lamp came out, and the tiled floor did something tiled floors are not supposed to do. It fluoresced. Not the glazed faces of the tiles, which are not porous and cannot hold growth, but the grout lines between them and the edges where the porous bed sits beneath the glaze. Circular blooms, the size of a hand, sitting in the middle of tiles and spreading from the joints. Under low light without the lamp, the same blooms were faintly visible as grey shadows on the surface.


The fluorescence was strongest on and around the floor, at the grout lines and the tile edges, at the doorways where people walk through, and near the floor drain, the places where moisture naturally lingers longest. It was also on the lower walls and along the skirting, which is why, the report noted, any proper treatment could not stop at the floor.




The explanation in the report is a small lesson in how buildings are put together. When tiles are laid, a moisture-proofing membrane should go onto the slab first, and the slab should be properly dry before the tiles go down. Where that step is skipped or rushed, the tile bed, the adhesive and the screed beneath the glaze can hold residual moisture for years. Over time, in a warm climate, that trapped moisture supports exactly the kind of growth the lamp was showing. The inspector's opinion was that the pattern was consistent with that possibility, while noting plainly that the construction beneath the tiles had not been opened and that other explanations could not be excluded without invasive investigation. He made no finding of fault against any party.

It also explained the two things that had puzzled Ms. Lee most. Why the smell had seemed to appear suddenly, two or three weeks earlier, rather than gradually: growth of this kind builds quietly below the surface and then crosses the threshold where its gases, the microbial volatile organic compounds that the nose reads as must, become noticeable. And why the air purifiers had not fixed it: a purifier cleans the air, but it cannot reach a source inside a tile bed. It was treating the symptom.
The thorough answer was set out honestly: lift the affected tiles and scrape the walls back, under full containment with negative-air pressure and HEPA filtration so that spores are captured rather than spread through the flat; treat the surfaces; apply an antifungal coating and a proper moisture-proofing membrane; and only then re-tile, room by room, with the unit vacated for roughly a month. A significant undertaking, and the report said so. It also offered a smaller first step for anyone who wanted independent confirmation before committing: a simple in-home screening plate placed in each area for an hour, then sealed and left, with growth typically visible within days, and an accredited laboratory swab for anyone who wanted the organism named.
"It smells musty but nothing is wet" is one of the most common calls a hygiene inspector receives in the Klang Valley, and one of the most frustrating for the person making it, because the usual explanations do not fit. This inspection is a reminder that a floor is a system with a bed beneath it, and that a lamp, a thermal camera and an air monitor, used in the right order, can tell the difference between a damp home and a home with a problem in its tiling in under two hours.
