Property Context

A multi-storey terrace villa within KLGCC East Residence in Bukit Kiara — the premium golf-club residential enclave adjacent to the Kuala Lumpur Golf & Country Club. The lower-ground level serves as the grand entrance with vehicle parking; living areas open directly off this entrance level. Architectural risk identified: living-area shoe-rack and entrance zones inherit garage-level humidity, vehicle-borne moisture (rain, wet shoes), and reduced cross-ventilation. Hidden mould at the entrance shoe-rack was diagnosed as a structural-design risk inherent to this build — not a housekeeping failure. This pattern is common across multi-storey KLGCC East Residence villas.

Critical Finding 1 — 1st-Floor Toilet (most severe contamination)

Diagnosis: Yes — extensive, multi-surface visible mould; 8 UV-light photographs documented widespread hidden contamination. Patterns identified included diffuse fluorescent bloom radiating from LED downlight + extract vent (indicating condensation on cooler metal housing OR moisture ingress from above); dense full-surface mould colonisation across MDF cabinet doors acting as moisture sponges; concentrated bloom in centre of ceiling access hatch (historical water track); heavy stippling at door frame / architrave corner junctions (classic condensation cold-spot pattern); diffuse colonisation across plain wall area; poor sealing at door & architrave around glass-pane door junction.

Critical Finding 2 — 1st-Floor Dining Area

Diagnosis: Severe hidden contamination at the wall–ceiling junction adjacent to an AC condensate drip-pan. Thermal imaging revealed a temperature differential exceeding the moderate threshold, indicating active moisture beneath visible surface.

Critical Finding 3 — 2nd-Floor Middle Toilet

Diagnosis: Active mould colonisation behind the toilet tank wall and in the ceiling cavity above. Protimeter Surveymaster readings in the >200 (Wet) range.
